12rent.net is acting as a “Publicity website”, the official rental contract is with the property owner and the client, not with 12rent.net.

12rent will and cannot be held responsible for the contents or pictures of this webpage according to false information about the properties and amenities. This information is given by you, the home-owner in good faith. If there is any incorrect information you must change this information immediately.
Rental conditions
If you leave the rental conditions open, you automatically accept the standard 12rent.net rental conditions (extra charges, linen, towels, deposit, cleaning, change-over day, smoking, pets etc) as stated in the terms and conditions. Any alteration on these rental conditions you will have to state in the rental conditions of your property. If a client states your conditions where different than the standard 12rent conditions or your own conditions stated in the rental conditions of your property, your property will be removed and you will be excluded for future advertising on 12rent.net.
Reservation
The client can make the reservation on-line and pay on-line making the reservation. You, the owner will receive a reservation which you will have to confirm. You or somebody else should contact the client as soon as possible to set up a meeting point for passing the key, signing the contract and for giving directions.
Availability
The home owner must have the availability calendar up-to-date at all time, if he or she has a booking, family occupation or own use, he or she must set the days, weeks or months to “unavailable” in the setting of her/his property. If 2 times in one year a reservation has been made on an incorrect booking calendar the property will be deleted and the owner will be excluded from future advertising on 12rent.net.
Payment
Advertising on 12rent.net is free for home owners, but when a reservation is made, a 30 % deposit and a small reservation fee must be paid by the client. For Pay Pal, we will also charge the client a 1% charge on the complete amount. On arrival of the client the owner or responsible person will receive the rest of the amount, extra costs and deposit as stated in the rental conditions. The reservation deposit is being held by 12rent.net until the day of departure of the client. Than the reservation deposit will be paid to the owner by transfer to the account of the owner or otherwise. Costs of transferring the money are due to the owner.
Cancellation
The client has the right to cancel the reservation. The following rules will apply:
• 26 weeks or more to departure – Deposit refunded in full
• from 26 weeks to departure – Deposit forfeited.
In the case of the deposit being forfeited the amount of the deposit minus the reservation fee and Pay Pal costs will be transferred to the owner’s account or is being paid by any other means preferable by the owner.
Payments will be refunded in full to the client in the event of cancellation by the owner.
Contract of hire
All bookings are accepted subject to the above and to the rental conditions stated by the owner on the 12rent.net website. This in turn is deemed to be accepted in full by the hirer and all persons in the party when confirming the booking.
